Pets should be secured somewhere safe, and out of the way, for their protection and to minimize distractions.

If you have had a termite treatment or a “Inspection and Protection Plan”, this is a good thing, retain and transfer that information (treatment is time sensitive).

If you have had radon testing and/or remediation, retain and transfer that information (testing is time sensitive).

If a oil tank either above ground or buried has been removed or appropriately abandoned, retain and transfer this certification. This can become a big deal at closing if proper decommissioning cannot be provided.

With the treatment, testing or certifications, always retain a copy for yourself for several years.

Allow the inspector and clients time and space to conduct the inspection.

Be sure all light bulbs work.

Seems like a no-brainer, but

Make sure that all utilities, water, electric and gas service are on. Check that all gas pilot lights burning or firing appropriately.

Replace all burned out or broken light bulbs. Otherwise, it is a reportable “Light is inoperable“ that may inaccurately suggest an electrical problem.

Remove clutter and items blocking access to HVAC equipment, electric service panels, water heaters, air conditioning or solar power equipment.
Ensure the all areas are accessible – basement, crawl spaces, cellar doors or hatches, attics, electric service panels, closets, fence gates.

Fix or replace minor items around the house

Repair or replace broken or missing items like doorknobs, locks and latches; windowpanes, screens or locks; trim; electrical outlet/switch covers.
